Mayor Mufi Hannemann today announced the City will spend $1.4 million to replace the roofing of the Kulana Nani Apartments in Kaneohe.

Mayor Hannemann said, “For many years, the City did not invest in proper management and upkeep of the Kulana Nani complex.  That’s why we’re committing money to bring the aging buildings up to snuff and make them attractive should we succeed in finding a buyer who will not only maintain this property but keep the housing affordable.  That’s a promise I made and will keep.”

The work will be done in two phases.  The first, which involves the complete replacement of roofs for buildings D, F, and H and the laundry rooms, will include demolition, roofing, flashing, installation of a roof hatch, painting, and mechanical and electrical work.

This phase has been awarded at $568,000 and will take 60 calendar days to complete.  The design consultant is Awa and Associates.  Contractor is Allied Pacific Builders.

The second phase will involve similar work for buildings A, B, C, E, and G.  This work is estimated to cost $900,000.  Design consultant is Awa and Associates.  The City will advertise for bids from contractors in May, with an anticipated construction start date of December 2008.

The City has funded $6.3 million in recent years for Kulana Nani work, including this one.  Recent projects included roof replacements for other buildings, elevator improvements, and emergency sewer repairs.  The complex is one of a dozen affordable housing properties still owned and managed by the City.
